The Big Picture

Intermountain Health is transforming the nine-story Fairbourne Building in West Valley City into a major medical campus designed to bring more care closer to families in west Salt Lake County.

The new Intermountain Health Fairbourne Campus will serve as a convenient, one-stop destination for a wide range of outpatient and specialty services. By repurposing an existing building in the heart of West Valley City, Intermountain can expand access more quickly while making thoughtful use of healthcare resources.

What’s Happening

Intermountain Health acquired the Fairbourne Building at 3535 Market Street from Wasatch Group. The approximately 220,000-square-foot building sits on more than eight acres near Valley Fair Mall, a TRAX station and major transportation corridors including I-215, Bangerter Highway and 3500 South.

Several services are expected to begin opening in early 2027, including medical oncology, infusion care, primary care sports medicine, neurology and cardiac rehabilitation. Additional planned services include advanced imaging, laboratory and pharmacy support, ambulatory and surgical care, endoscopy, orthopedics, rheumatology, rehabilitation and specialty physician clinics.

The first floor is planned to include imaging services and a future freestanding emergency department affiliated with Intermountain LDS Hospital. That emergency department is expected to open later in 2027.

The campus will complement—not replace—Intermountain’s existing West Valley Clinic, which will continue providing services such as primary care, family medicine, pediatrics and urgent care.

Why It Matters

For many West Valley City residents, accessing specialty or hospital outpatient care currently means traveling to another part of the Salt Lake Valley. That extra distance can create real barriers for patients balancing work, transportation, childcare and ongoing treatment.

Bringing oncology, infusion, imaging, rehabilitation and other services closer to home can reduce travel time, make appointments easier to keep and help patients receive more coordinated care in one location.

The project also creates room to grow. With several floors available for future development, Intermountain can expand the campus over time based on the community’s evolving healthcare needs.

The Bottom Line

The Fairbourne Campus represents a significant expansion of healthcare access in one of Utah’s fastest-growing communities. By converting an existing, centrally located building into a comprehensive medical hub, Intermountain Health aims to make high-quality care more convenient for West Valley City and west Salt Lake County residents for years to come.
